Vanguard Contracts Ltd were commissioned initially to carry out the Mezzanines and HVAC works. Then after being invited to Tender for Principal Contractor and fit-out works, were subsequently commissioned to carry out a Turnkey Office and Showroom fit-out consisting of the following elements:
Ceilings, Partitions, Decoration, Electrical, Fire Protection, Fire Detection, CCTV, Intruder Alarm, Glass Partitioning, HVAC, Joinery, Plumbing, Staircases, Balustrade, Site Preliminaries, Builders Work, Lift, Plastering and Structural Calculations.
The project was run in accordance with CDM 2007 and Vanguard Contracts Ltd worked along side the appointed CDM Co-ordinator from Grundon Waste Management.
Due to the internal configuration being different to that of the new plans, Vanguard Contracts Ltd installed new blockwork walls, formed new openings into existing blockwork, formed new mat wells, applied floor screed and formed new underground drainage to facilitate the new w/c layouts. All works were carried out in accordance with the Approved Document H and South Oxford District Councils requirements.
A variety of partitioning systems were used throughout the project including fire rated areas, frameless glazed sections and sound proofed areas. The Bespoke Glazing System was made up of powder coated aluminium sections screwed to either a bulkhead or ceiling with patresses where required. The 12mm toughened glass is Pilkington Approved.
The electrics were installed in accordance with the 17th Edition and NIC EIC Guidelines and all equipment selections were made with energy saving in mind.
A thorough overhaul of the existing plumbing and sanitary services were completed, due to the poor condition of what was inherited. New electric saniton boilers were installed which can also be solar powered should the energy saving drive wish to be furthered.
The main feature of the project was 3 No. open atriums. Vanguard Contracts Ltd designed a bespoke staircase and balustrade in line with the quality and reputation Grundon Waste Management holds and to maximise the space and light of the area. The stair case incorporated stainless steel stringers, treads and support columns to compliment the stainless steel 4 bar balustrade. Glass risers and concrete carpeted treads were installed to complete the finishes.
Vanguard Contracts Ltd were also commissioned to provide security to the site in the form of CCTV and Intruder Alarm.
With the requirement for the Disability Discriminations Act (DDA) in buildings, Vanguard Contracts Ltd made every effort to complete the design of all elements to ensure compliance. Vanguard installed a fully compliant Platform Lift to service the first floor areas.
The Project was completed in 10 weeks to the complete satisfaction of the Client.
